Owners of residential properties in Toronto must declare their occupancy status by April 30 to avoid the Vacant Home Tax (VHT), which is 3% of the property's assessed value. The City has received declarations for nearly 96% of properties. A property is considered occupied if it serves as the homeowner's principal residence for at least six months or is rented out. Exemptions exist for properties left vacant due to owner death, care, renovations, or legal transfers. Declarations can be submitted online or in person at designated civic centers.
